Position Summary: This position performs preventative maintenance tasks and repair tasks for the interior and exterior of campus buildings to maintain operational readiness and to sustain the condition, safety and appearance of the campus facilities. Scope of repair work includes, but is not limited to, flooring, walls, ceilings, doors, millwork, furniture, general carpentry and minor plumbing and electrical work.
Essential Duties include: - Perform preventative maintenance, audits and repairs on interior and exterior physical assets of campus buildings
- Assist in set up of preventative maintenance procedures & schedules
- Perform minor carpentry and demolition work including, but not limited to, constructing and removing wall partitions, installing millwork, hanging whiteboards
- Perform electrical diagnostics and repair, general mechanical work and lighting gas pilots as needed
- Repair toilets, urinals, drinking water fountains, sinks and other plumbing components including rebuilding or repacking parts
- Repair roofs by performing such duties as tar pitching, patching membrane holes, replacing shingles or clearing roof drains of debris
- Participate in painting, deliveries, and off campus pick-ups
- Assemble, install, and repair structures and fixtures including floors, frames, scaffolding, shoring, shelves, and hanging doors
- Perform furniture repairs such as re-gluing and tightening of arms, legs, and bracing, tightening door knobs, handles, stops and hanging bulletin boards, mirrors
- Perform test on water softeners and add salt as needed
- Operate power equipment, motorized vehicles and equipment
- Move furniture or equipment within buildings or from building to building as required
- Track all work daily in CMMS database
- Develop direct, positive relationships with campus stakeholders and building occupants
- Communicate oral and written status updates of work orders to customer on a regular basis
- Maintain cleanliness and safety of work and storage areas, use proper care of tools and equipment used in the performance of job duties
- Report any damage and needed repairs to college property.
- Continuously develop skills and knowledge of repair and maintenance techniques as pertaining to the essential duties of this position Demonstrate experience of safe work practice.
- Comply with standardized work instructions and personal protection equipment (PPE) requirements.
- Utilize artificial intelligence (AI)-enabled tools and software, to support job-related functions and improve efficiency, accuracy, communication, documentation, planning, training, troubleshooting, reporting, work management, and other operational responsibilities, while maintaining confidentiality and compliance with institutional policies, procedures, and applicable regulations.
- Performs other duties as assigned.
- Regular attendance on campus is required for this position.
Work Environment/Physical Demands: - Indoors, outdoors and in inclement weather conditions.
- Conditions include dust, mold and a wide variety of chemicals.
- Walk, kneel, climb, stand, stoop, crouch, reach, pull and possess manual dexterity.
- Climb ladders to a height of (15) feet.
- Lift and carry (60) pounds of material to a height of (3) feet
- Travel from building to building and floor to floor in multiple level buildings.
Hours/Schedule: - This position will work 40 hours per week. Schedule dependent on college need, so must have the ability to accept temporary schedule changes with minimum notice.

| Minimum Qualifications: | Minimum Required Knowledge, Skills and Abilities: - High school diploma or GED equivalent.
- Three (3) to Five (5) years’ work experience and basic knowledge of plumbing, electrical, carpentry, painting and general commercial building maintenance work.
- Possess and maintain a valid Chauffeur’s license with evidence of a good driving record.
- Possess a valid DOT medical exam card or have the ability to complete within (30) thirty days of hire.
- Possess and maintain certification to operate Hi-Low or hydraulic lift trucks, scissor lifts, 40’ articulating boom lift or have the ability to complete within (30) thirty days of hire.
- Good oral and written communication skills and be able to follow oral and written instructions. Ability to express ideas effectively and concisely.
- Demonstrated experience with basic computer skills, using Microsoft Word, Excel, email, internet browser at the basic level and CMMS work order database software.
- Ability to read and interpret construction documents, blueprints, schematics, logic diagrams, and spatial directions.
- Ability to use a variety of maintenance tools, power tools, equipment, supplies and materials.
- Knowledge of chemical substances used in maintenance and their interactions.
- Ability to prioritize multiple tasks.
- Self-motivated and capable of working independently and as a member of a team.
- Demonstrated ability to interact with clients, co-workers, contractors and management in a positive, supportive and cooperative way.
- May be required to operate a vehicle for approved College business. Must possess a valid driver’s license appropriate for the vehicle operated, meet the College’s Authorized Driver requirements, successfully complete a Motor Vehicle Record review, and comply with all College vehicle use and safety policies.
- Demonstrated ability to use standard workplace technology and emerging AI-supported tools relevant to the position. Ability to evaluate AI-generated information for accuracy and appropriateness, maintain confidentiality of institutional information, and exercise sound judgment and ethical practices when using AI technologies in support of work-related responsibilities.
