Daily required attire for this job are long trousers, shoes that cover the ankle and a collared shirt.  Gloves, safety glasses, rain gear, and high visibility vest as needed.

  • Ensure smooth operations of MI-HQ buildings

Coordinate and schedule maintenance with the Office & Maintenance staff, prioritize tasks based on urgency

  • Complete Maintenance tasks as assigned and update Buildium Maintenance software

Enter Building Maintenance repairs as observed into Buildium Maintenance program

  • Manage tenant requests

    • Equipment movement, installation, assembly, lab modifications
  • Perform building routine maintenance (refer to MI-HQ maintenance checklist)

  • Keep maintenance charts up to date

  • Areas of responsibility

  • Paint repair in high traffic areas

    • Doors -  locks, hinges

    • Walls - patch, paint, frame, hang shelving and whiteboards

    • Floors - carpet, tile, epoxy, base molding

    • Ceilings - tile replacement

    • HVAC - conduct preventative maintenance, belts, filters, log repairs

    • Plumbing - leak repairs, replacements, installations, sump pumps

    • Lab features - Cabinets, ventilation hoods, compressed air

  • Supervise daily dock consolidation disposal

    • Break down boxes and remove pallets from docks

    • Monitor dumpster swap status

  • Monitor exterior grounds, lawns, curbs, and garbage cans for maintenance needs

  • Assist in periodic construction tasks and cleaning for tenant move-out

  • Must be able to lift 50 lbs and use a ladder safely

  • Conduct a daily visual inspection (interior and exterior) to maintain a safe environment

  • Secondary emergency  contact: power loss, flooding, emergency weather, and fire

  • Promote safety through awareness, report to Safety Officer & Owner as needed

  • Conduct a walk-through/security check for Ann Arbor Buildings daily

  • Weekend On Call in rotation with other staff for various buildings
